In our experience, in roughly this order: flexi-hoses (they have a finite life and fail without warning), tap and mixer cartridges, the hot water system, then toilet cisterns. None are expensive on their own; all are expensive if a flexi-hose lets go while you’re at work. Checking the manufacture date on your hot water unit is the single most useful thing you can do this explains what to look for.
Sandy soil and a high water table. Water from a leak disperses instead of pooling, so there’s often no wet patch anywhere near the actual break, and the usual visual clues are useless. We isolate at the meter to confirm the leak is on your side, then use acoustic listening and pressure testing to narrow it down section by section rather than digging on a hunch.
