In practice it means checking the anode well before the tank leaks, and treating a pinhole leak in copper as a sign of the pipework’s age rather than bad luck. It depends where the failure is, and that’s the first thing we establish. A leak within your lot’s own pipework is generally yours; a failure inside a shared stack, riser or common property is generally the body corporate’s. We identify which and put it in writing, because that’s what a building manager needs before approving anything.
