Carbrook sits low, close to where the Logan River meets the bay, and that position drives most of the plumbing here. The water table is high, parts of the suburb are genuinely estuarine, and brackish groundwater is hard on anything metal that’s buried in it – buried copper, fittings and older galvanised lines corrode faster here than they do a few kilometres inland. Leaks also disperse rather than pooling, so the wet patch is rarely anywhere near the actual break.
The other thing that shapes our work is what people do with the land. Carbrook has a lot of acreage and a strong equestrian presence, which brings troughs, stock water lines, wash-down bays and stable plumbing into the mix alongside houses, tanks and on-site wastewater. I have a really simple expectation when I hire any tradesman. Show up when you say. Explain the method and the risks of the task. Communicate as needed. Complete the task. Leave my property in the same condition or better than you found it.
Every time the guys showed up they did exactly that, and made no fuss at all about doing the work. They didn’t inflate the difficulty to justify the cost, and were completely honest the whole time.

Because of what it’s buried in. Estuarine ground with a high water table and salt content is genuinely aggressive toward buried metal, so copper, brass fittings and older galvanised lines fail earlier here than the same materials would inland. It’s not bad luck and it’s not usually a workmanship issue. Where we’re replacing a buried run we’ll specify materials suited to the ground rather than simply matching what came out.
Practically: clear gullies and stormwater pits before the rain rather than during it, make sure pump housings and any electrical plumbing components sit above the level water has previously reached, check that tank overflows discharge somewhere sensible, and know where your isolation valves are. Logan City Council’s flood mapping is worth checking so you’re planning against the actual risk on your block.
