Edens Landing is a solid, well-located family suburb, and most of it went up through the eighties and nineties. That gives it a very recognisable plumbing profile: houses now well past the point where original copper, tap spindles, toilet cisterns, flexi-hoses and hot water systems begin failing — and they rarely fail one at a time. It’s the reason a house that never needed a plumber suddenly seems to need one every few months.
It’s also a suburb where a lot of people are doing their first serious renovation, and that’s where the real costs hide. Bathrooms and kitchens from this era usually have pipework behind the wall that needs upgrading once it’s exposed, and it’s far cheaper to handle then than to revisit later. I have a really simple expectation when I hire any tradesman. Show up when you say. Explain the method and the risks of the task. Communicate as needed. Complete the task. Leave my property in the same condition or better than you found it.
Every time the guys showed up they did exactly that, and made no fuss at all about doing the work. They didn’t inflate the difficulty to justify the cost, and were completely honest the whole time.
