Springwood is Logan’s business centre, and that makes it unlike any other suburb we cover. Along the highway corridor there are office towers, motels, medical suites, restaurants and retail, all of which bring a discipline that residential plumbing does not: trade waste and grease arrestors, testable backflow devices, thermostatic mixing valves in medical and accommodation premises, hydrant services, and work that has to happen outside trading hours because a stopped business costs real money by the hour.

I have a really simple expectation when I hire any tradesman. Show up when you say. Explain the method and the risks of the task. Communicate as needed. Complete the task. Leave my property in the same condition or better than you found it.
Every time the guys showed up they did exactly that, and made no fuss at all about doing the work. They didn’t inflate the difficulty to justify the cost, and were completely honest the whole time.

What changes on commercial work is what the quote has to carry, namely scope, compliance obligations, certification and the disruption window, written clearly enough that a building manager or business owner can approve it without walking the site with us.

Trade waste discharge from a commercial premises is regulated and needs approval and appropriate pre-treatment. Logan City Council sets out the requirements on its trade waste page and we handle the plumbing side of compliance.
Typically three things. Trade waste approval if you discharge anything beyond normal sewage, a correctly sized and serviced grease arrestor for food premises, and annual testing of any testable backflow prevention device by a licensed and endorsed plumber. Medical and accommodation premises usually add thermostatic mixing valves, which carry their own servicing schedule. A lapsed test on any of these is a compliance exposure rather than paperwork, and we test, service and report on all of it.

Flexi-hoses first, then tap and mixer cartridges, then cisterns, then the hot water system, and on a house of this age the original copper is often not far behind. None are expensive individually and all are cheap compared with the water damage when one lets go unattended. Dealing with them in one planned visit beats four emergency ones.
