Upper Coomera sits at an interesting point in the northern corridor’s life cycle. Most of it went up through the two-thousands and early twenty-tens, which means it is no longer a new suburb throwing up handover defects, and not yet an old one needing re-pipes. It is in the middle: past the builder’s warranty period, and into the stage where the components installed at handover start reaching the end of their rated life. Flexi-hoses, tap and mixer cartridges, cistern mechanisms and hot water systems all arrive at that point at roughly the same time, because they all went in at the same time.
That makes it a different job to the suburbs either side of it. Pimpama is still in warranty and Ormeau is a decade further along, and treating all three the same is how plumbers miss things. The terrain adds to it, with the higher parts of the suburb sitting on genuinely undulating ground where pressure and stormwater both behave differently to the flat. There is also a heavy investor and rental presence, so plenty of our work comes through agents. We are through Coomera, Helensvale and Pacific Pines constantly.

I have a really simple expectation when I hire any tradesman. Show up when you say. Explain the method and the risks of the task. Communicate as needed. Complete the task. Leave my property in the same condition or better than you found it.
