Crestmead is two jobs in one suburb. On the residential side it’s mostly eighties and nineties housing with a high proportion of rentals, which means a lot of what we do comes through agents and owners: repairs that need doing properly, documented clearly, and turned around fast because someone is living in the middle of it. I have a really simple expectation when I hire any tradesman. Show up when you say. Explain the method and the risks of the task. Communicate as needed. Complete the task. Leave my property in the same condition or better than you found it.
Every time the guys showed up they did exactly that, and made no fuss at all about doing the work. They didn’t inflate the difficulty to justify the cost, and were completely honest the whole time.

As a general rule, the property’s plumbing infrastructure is the owner’s responsibility, while damage caused by misuse is the tenant’s. In practice the grey areas are blockages and appliance connections, which is exactly why we photograph and document the cause of every fault we attend. That report is what lets an agent settle the question fairly rather than it becoming an argument.
