Stapylton sits on the industrial side of the corridor, and the work here is dominated by warehousing, distribution, transport yards and light manufacturing. That means drainage sized for hardstand and truck movements, wash-down bays, silt traps, trade waste, testable backflow devices and fire services, none of which behave like domestic plumbing. Yard drainage in particular is the recurring theme, because pits designed years ago rarely match how a site is actually used today.
Around the estates there is still genuine rural land, low-lying and close to the river flats, where properties run on tanks and on-site wastewater and deal with the same flood exposure as the country either side of them. I have a really simple expectation when I hire any tradesman. Show up when you say. Explain the method and the risks of the task. Communicate as needed. Complete the task. Leave my property in the same condition or better than you found it.
Every time the guys showed up they did exactly that, and made no fuss at all about doing the work. They didn’t inflate the difficulty to justify the cost, and were completely honest the whole time.

Yes, and it is how most of our commercial work here gets done. Jobs are booked around shifts and deliveries so they do not stop the site, and they are quoted at a fixed price rather than an after-hours rate, so working around you does not cost you extra.

Card, EFTPOS and bank transfer, and yes, we invoice businesses and facilities managers directly, with staged payments on larger works. Trade waste discharge is regulated and requires approval and appropriate pre-treatment, with the general obligations set out on Business Queensland. We handle the plumbing side of compliance.
Usually a mismatch between how the drainage was designed and how the site is used now. More hardstand, heavier vehicle movements or a changed layout all increase what the system has to carry, and silt washing off the yard fills pits that were sized for less. Clearing them repeatedly treats the symptom. We jet and camera the lines and tell you whether the answer is a maintenance interval or a capacity problem.
At minimum, appropriate pre-treatment before anything reaches the sewer, and a trade waste approval that matches what you are actually discharging. Wash bays are one of the more common places we find a site has quietly outgrown its approval, usually because what gets washed there changed over the years. We will assess what is installed, tell you plainly where it stands, and quote only what genuinely needs doing.
