Eagleby has a high proportion of rentals, and that changes the job in ways worth being upfront about. A lot of our work here comes through agents and owners, and a lot of it starts with a tenant who needs something fixed and isn’t sure who’s responsible for it. So we photograph and document the cause of every fault we attend — not to build a case, but because it’s the only fair way to settle the tenant-versus-owner question quickly instead of leaving someone without hot water while it’s argued.
The housing itself is largely older stock, which means original copper, tap spindles, cisterns and hot water systems failing in clusters, and ageing clay and earthenware drainage that roots find easily. Eagleby also sits low near the Logan River, so flood and storm exposure is genuine and the aftermath needs working through properly rather than assumed away. I have a really simple expectation when I hire any tradesman. Show up when you say. Explain the method and the risks of the task. Communicate as needed. Complete the task. Leave my property in the same condition or better than you found it.
Every time the guys showed up they did exactly that, and made no fuss at all about doing the work. They didn’t inflate the difficulty to justify the cost, and were completely honest the whole time.

Card, EFTPOS and bank transfer. On larger jobs we can stage payments against milestones instead of asking for the full amount on completion – ask before we start and it goes in the written quote. We also invoice agents and owners directly for rentals, so tenants aren’t out of pocket for work that isn’t theirs to pay for. Residential plumbing is the bulk of what we do here.
Generally the property’s plumbing infrastructure is the owner’s responsibility, and damage caused by misuse is the tenant’s. The grey areas are almost always blockages and appliance connections. That’s why we document the cause of every fault with photos: it lets your agent settle it fairly and quickly rather than it turning into a dispute you’re stuck in the middle of. Either way, we’ll get the water stopped first and sort the invoicing after.
Don’t wade into overflowing sewer water – it’s a health risk, not a mop-up job. Once it’s safe: hot water systems and any submerged components should be tested before being switched back on rather than just dried off, gullies and stormwater lines need silt cleared before the next event, and drains that surcharged are worth cameraing because floodwater leaves debris behind.
